What does Nestworthy cost?
Nestworthy is free during the beta, and no card is needed to sign up. Paid plans will come later, and we will announce them before they start.
How do I connect a bank account?
Go to Settings → Connected Bank Accounts and choose Connect Bank Account. You sign in to your bank inside Plaid; your bank password never reaches Nestworthy, only transaction data does.
After linking, Nestworthy asks which accounts are for your real-estate business. Only the accounts you check feed your REP review queue; nothing is checked by default. Each account also has a Books switch (Business or Personal). Personal accounts stay out of your business books and never feed the REP queue. You can change both later in Settings.
If a bank shows Reconnect or Needs attention, choose Reconnect and sign in to the bank again. Your history and categorizations are kept.
How do I log REP hours?
Open REP Hours and use Log hours: talk (Voice), snap a photo or receipt (Upload), or type a Note. Hours you enter yourself count as soon as they are saved.
The Review card collects suggestions from your connected bank accounts and from your email (connect it from the Review card: sign in with Google, or forward from any provider to your private Nestworthy address), which you approve one at a time. Progress is shown against each of the three REP tests (for example, Hours test met (1 of 3)). The software never decides that you qualify; material participation is confirmed by your CPA.
Why are some hours waiting for my confirmation?
Nestworthy drafts entries from short-term rental bookings, emails and actions you take in the app, with an estimated duration. Those drafts do not count toward your yearly total until you confirm them, because only you know how long the work took.
In REP Hours → Review, each draft shows its source and an editable Hours box. Fix any duration that is off, then choose Confirm. Discard moves a draft to the trash.
How do I add a property?
Go to Portfolio and choose Add Property. You can start by uploading one document, such as a closing statement, mortgage statement, deed or insurance declarations page. The fields AI reads from it are filled in for you to check before you save. Or skip the upload and type the details yourself.
The address field suggests matches as you type.
How do property managers and their invoices work?
Add the company under PM Companies, then open a property and choose Assign manager. A manager can handle listing and leasing, ongoing maintenance, or both, so one property can have two managers. You set the fee (a monthly percentage, a one-time commission, or a flat amount).
PM Portal gives the manager a private link (no Nestworthy account needed) that shows only the properties you assigned. Links last 90 days: Renew keeps the same link, Regenerate replaces it, and Revoke ends access while keeping your message and work-log history.
Invoices from your manager, or ones you record yourself, appear under PM invoices. Mark paid asks when and how you paid and records the expense on your books. It does not move money; pay your manager the way you normally do. Marked paid by mistake? Mark it unpaid.
How does the tenant portal and rent collection work?
On Tenants, choose Tenant Portal for a tenant and generate a link, then send it to your tenant by text or email yourself. The tenant verifies with an emailed link or a texted code; no account needed. In the portal they can see lease details, pay rent, submit maintenance requests and message you. Links expire after 90 days and can be rotated or disabled.
To accept rent online, connect your own Stripe account in Settings → Stripe Connect (rent collection). Payments are processed by Stripe and settle to your Stripe account; Nestworthy never holds your funds. Tenants can pay by card or US bank account. Until you connect Stripe, tenants see that online payments aren't available yet.
How do I share my records with my CPA?
Reports has Schedule E (PDF, CSV or Excel), REP hours summaries, a Year-End Tax Package and an Audit Defense Package. REP Hours → More → Audit Binder opens a printable binder you can save as a PDF.
You can also invite your CPA under Settings → Household & Sharing with read-only access to your records.
These are organized records and estimates for review, not a tax return. Your CPA prepares and files.
How do I export all my data?
Settings → Data Export. Prepare full export (JSON) builds a file of everything in your account in the background and emails you a download link that lasts 7 days. Transactions (CSV) downloads right away.
How do I delete my account?
Settings → Danger Zone. You can Deactivate account, which pauses billing and keeps everything until you sign back in, or Delete account permanently.
Permanent deletion cancels your subscription, removes your connected services from Nestworthy, and erases your documents and personal data. Transactions and REP hours are kept in anonymized form, with your personal details removed, for the 7-year IRS record-keeping window. It cannot be undone, so export your data first if you want a copy.
How is my data protected?
Data is encrypted in transit and at rest, uploaded documents are malware-scanned, and every request is checked against your household's access. Bank passwords stay with Plaid and card numbers with Stripe. Multi-factor sign-in is available on every account.
Nestworthy is in beta and is not yet SOC 2 certified. Keep your own copies of anything you cannot afford to lose.
Nestworthy organizes your records and shows estimates. It does not prepare or file tax returns; share its reports with your CPA for review.
